Yes, you can. We invite you to post as many ads as you like on www.casaverde.com.mx Posting ads is free of charge. The only thing we ask is that you respect the following ”game rules”:

There is no limit to the number of properties you can advertise.

How long will my ad be published?

The duration of your ad depends on whether the property is for rent or for sale: an ad for a property for rent will be published for one month and an ad for a property for sale will be published for two months. But you can extend your ad for as long as the property is for rent or sale.


Can I change or delete my ad?

Yes, you can. You can access your ad to change, update, or remove it. Just type your username (your e-mail address) and password, which you will choose upon posting the ad. Get access to your ad(s) by providing your e-mail address and password in the ”Sign in” box at the bottom of the home page. Click on ”Your Ads” to see a list of your published ads. You can change, delete or extend each ad.


The municipality in which my property is located doesn’t appear in the list. What should I do?

Casaverde covers the state of Jalisco and the coastal zone of Jalisco, Colima, and Nayarit, more specifically the metropolitan area of Guadalajara, the Chapala/Ajijic area, Tapalpa/Mazamitla, and Manzanillo – Puerto Vallarta – Nuevo Vallarta.

If your property is located within this area, but the municipality doesn’t appear in the list, send us an e-mail to info@casaverde.com.mx and we’ll be glad to add it.


The neighborhood in which my property is located doesn’t appear in the list. What should I do?

Look for it in different ways; for example, the neighborhood Las Aguilas appears in the list as Aguilas Las; Residencial Los Sauces, as Sauces Residencial Los. If the neighborhood doesn’t appear in the list, send us an e-mail to info@casaverde.com.mx and we’ll be glad to add it.


How can I add my property to Google Maps?

If you post an ad, in Step 2 you have the option to show your property on a digital map. You can drag and drop the indicator to the location of your property,


The street doesn’t appear on the digital map. What should I do?

If the street doesn’t appear on the map, locate your property on a point in the vicinity. Remember that the use of Google Maps within www.casaverde.com.mx is not meant to be 100% accurate. The point is to give a general idea of the location of your property to our visitors.


How can I add photos to my ad?

If you post an ad, in Step 1 you will have the option to add photos. You can add photos with the file extension jpg. We recommend that you resize the photos before you add them to make them faster to upload. Please don’t use filenames with “ñ”, commas, points, accents, etc.

To add photos to an ad already published, follow these two steps:

Step 1: Get access to your ad(s) by providing your e-mail address and password in the ”Sign in” box at the bottom of the home page.
Step 2: Click on ”Your Ads” to see a list of your published ads. You can change each ad and add photos.


My photos don’t appear in my ad. What should I do?

If you added photos in Step 1 while posting your ad and the photos don’t appear, it’s likely that the filename of the photo contains an “ñ”, comma, point, accent, etc. Please change the name of the file and upload the file again. Remember that you can only upload photos with .jpg extension, not with .gif, etc.


The price of my property doesn’t appear correctly. What should I do?

If you post an ad, please fill in the price box with the price in numbers without using a dollar sign, commas, points, etc. (for example, 1500000 for a property of one and a half million).


I forgot my password. What should I do?

In the ”Sign in” box at the bottom of the home page, fill in your e-mail address and click ”I forgot my password.” We will automatically send your password to your e-mail.


Do you charge commission?

No. We do not charge any kind of commission.


I’m calling the telephone numbers published in the ad, but nobody answers. What should I do?

If there’s an e-mail address published, send an e-mail. If not, wait a week and call again. We don’t have any additional information about our users other than the information published in the ad. If the phone is never answered, find another option!

Can foreigners own property in Mexico?

Yes, they can. Foreigners can own real estate in fee simple, just like a Mexican, except in the area known as the restricted zone, which is located within 100 kilometers of the borders and within 50 kilometers of the coastline. Usually foreigners acquire real estate in the restricted zone through a trust agreement known in Mexico as a ”fideicomiso,” whereby a Mexican bank is appointed as trustee and the foreign buyer is appointed as trust beneficiary. The trust beneficiary has the right to use and enjoy the real estate as well as the right to instruct the trustee to sell or transfer the real estate. The term of the trust agreement is for 50 years, and the term is renewable.


Do I have to get "permission" to sell property when I buy within the restricted zone (the coast)?

No you don’t. You may sell the property at any time to anyone you want, as long as the prospective purchaser has the ability to acquire the real estate. It is essentially as if you owned the property in fee simple; the only difference here is that you have to instruct the trustee (bank) to either transfer the real estate to the prospective buyer or assign the rights of the existing trust agreement to the prospective buyer.


What happens to my property if the trustee bank closes or has financial trouble?

Nothing. Your property is not part of the capital asset base of the bank. It is known as “segregated assets" and cannot be touched, no matter what happens to the bank. Your trust would simply be moved to another institution. (Note that many Mexican banks are internationally owned, such as HSBC, Scotiabank, Santander, etc.)
